Lead Engineer Location: Jersey City, NJ BLT is seeking a dedicated and professional Lead Engineer to join our luxury residential community in Jersey City, NJ. The Lead Engineer will oversee all mechanical / electrical operations, installation, and maintenance of equipment, systems, and facilities, ensuring they operate safely, efficiently, and reliably. This role is hands-on and supervisory, supporting a high standard of performance across the property. Responsibilities of the Lead Engineer: Supervise all engineering operations and mechanical & electrical maintenance for a portfolio of high-rise apartment buildings. Plan, implement, and manage all mechanical / electrical operations, maintenance, communications, energy management, and manpower development programs. Troubleshoot and repair all mechanical systems, respond promptly to service requests, and report any potential safety hazards or liability concerns. Manage municipal-mandated inspections (fire/life safety, backflow, elevators, etc.). Oversee facility utilities, including gas, electric, sewer, water, phone, and CATV. Direct maintenance programs related to both the interior and exterior condition and appearance of the properties. Plan and execute preventative maintenance programs for all systems, including mechanical, electrical, HVAC, plumbing, fire/life safety, generators, security, access control, BMS, and vertical transportation. Ensure all site-specific documentation, inspections, and reports are completed accurately and on time. Administer inventory control programs and manage the purchasing of parts and supplies. Establish and maintain programs to ensure compliance with applicable codes, regulations, and company standards. Lead and develop a team through effective communication, supervision, training, and scheduling to ensure work is completed efficiently and within budget. Maintain staffing schedules to ensure 24/7 emergency coverage, and support ongoing skill development and learning initiatives for assigned personnel. Requirements for the Lead Engineer: 5+ years of hands-on experience in the HVAC trade industry. Strong knowledge of electrical systems in the industry. Strong knowledge of local and national mechanical / electrical codes. Must hold all required city, state, and federal licenses and certifications. Ability to read and interpret blueprints and schematic diagrams. Proficiency in the use of hand and power tools. Availability to work varying shifts, weekends, and holidays as needed. Basic plumbing and piping skills, with working knowledge of compressors and air systems. Responsibilities include service calls, vacant unit turnover, preventive maintenance and repair of building equipment, capital improvements, other major repairs, and all other aspects of the full maintenance operations of a large residential portfolio. Duties & Responsibilities of the Regional Maintenance Manager Leadership and Team Management: Lead, motivate, and train a large team of employees and vendors to protect, maintain, and improve the appearance and operation of the portfolio. Supervise and lead all engineering and maintenance processes for a portfolio of high-rise apartment buildings. Manage ongoing development efforts and skill-building initiatives for the maintenance team. Create and implement monthly staffing schedules to ensure 24/7 coverage. Requirements of the Regional Maintenance Manager 10+ years of leadership and experience overseeing the maintenance and facility operations of a large multifamily property. Experience with multi-site properties is a plus. Ability to travel between properties in New Jersey and Connecticut. 2+ years of hands-on experience with heating and cooling systems. Must have or be willing to obtain Fire Safety Manager certificate Requires experience with plumbing, electrical, appliances, painting, general upkeep, and preventive maintenance of the community. Working knowledge of architectural plans, electrical and mechanical systems, contracts, and related documents. Proficiency in Microsoft Office Suite, Outlook, and any maintenance software.
